Sell Your House - Easy And Inexpensive Tricks To Make Your Home Look Better Fast!

Want to sell your house but don't have a lot of cash or time to spruce it up? Can't afford a professional to do a major renovation? I'll target some of the more common trouble spots with a few suggestions for quick and easy fixes.

The most important thing you can do is ABSOLUTELY FREE and that is to DECLUTTER! Remove everything you don't absolutely need until after the house is sold and either pack it away neatly out of sight or put it in a rented storage facility. Then rearrange your furniture to showcase your home's best features (fireplaces, nice patio doors, picture windows - don't block the views!). If you have too much furniture then put some of it in storage while the house is on the market! Remember, you are marketing the HOUSE to a potential buyer, not your belongings. You want them to be able to picture themselves and their belongings in the house. Clean the windows and any glass doors. Remove pet bowls from the kitchen and temporarily store your trash can out of sight. 5B4 Have everyone start putting coats and shoes and backpacks away in their closets instead of dropping them in the foyer as they come in. Keep this area clean and tidy - first impressions are made here and can make or break a sale.

Freshen up the paint! This is generally inexpensive. I personally never buy expensive paint, especially in a house I am going to sell or rent out. Keep in mind that the buyer will most likely change the paint anyway. Neutral colors are best. I would cover any exceptionally out of the ordinary colors like Easter-egg purple or coral pink with a more neutral tone because these colors are not going to appeal to most buyers and might turn most people off. However, if you have a gold or red-toned or olive-green wall and it goes well with your furniture I wouldn't necessarily change it if it works well and looks up-to-date because those colors are currently hot and appeal to a wide range of buyers. Just tone down anything that is overpowering - such as an entire red room or a busy-patterned wallpaper. Also check the paint section of your local discount or hardware store - many of these stores sell "mis-mixed" paint at a fraction of the normal cost. Someone else's mistake might be just the color you are looking for.

Clean the carpets! Either borrow a steam cleaner from a friend or rent one. Many grocery or discount stores rent these for a low price. They aren't very expensive to buy these days 5B4either, especially if it is something you think you will use a lot. This will serve two purposes- it will clean your carpets and make your house smell better. If you have hardwood floors underneath and your carpet is in really bad shape then consider removing the carpeting to reveal the flooring underneath. Hardwood floors are back in a big way!

Take a good look at your kitchen cabinets - are they outdated and a little dingy? Try cleaning them. How about a coat of paint? If they are really old this might be the best option - a light sanding and a fresh coat of white paint. You can even paint the hardware in many cases. There are lots of metallic finishes in spray paints. A $6 can of spray paint is a lot cheaper than replacing all the hardware on your cabinets.

Clean and organize your bathroom using baskets, small boxes and organizers. It is usually inexpensive to replace the flooring in this room because most bathrooms are fairly small. Peel and stick tile comes in many varieties now, some with the feel of stone tile. New towels, throw rugs and shower curtains are inexpensive and can really change the look without much effort at all. You can update old glass shower doors easily with frosted glass spray paint. You can use masking tape to tape off strips or other designs on the glass.

Be sure to clean and organize your closets. Buyers WILL open your closet doors. An organized closet will look more appealing5B4 to a buyer. Give away anything you haven't worn in the last year. Pack away anything you don't wear on a regular basis and put it in storage until after you have moved. Make sure beds are made and clothing and other items put away every day. Keep your house ready to show on a moment's notice.

If you have a 4-bedroom house, then you need to show the house with 4 bedrooms. If you use one as an office you might get by with showing the house with one bedroom used as an office space as long as it is neatly organized. But don't show a house with the extra bedrooms used as "junk rooms". If you don't have beds for all the rooms then use air mattresses either stacked up or on frames and dress them just as you would a regular bed. No one will know the difference. It's a lot cheaper than buying a bedframe, mattress and box spring. You can even borrow air mattresses from a friend if you don't have them. It will only be temporary anyway. Use small tables and lamps from another part of the house beside the bed and you are set! A bench or trunk at the end of the bed can be an excellent place to store out of season clothing or toys. If you don't have bedding, check discount or dollar stores, your local resale or Goodwill shop, borrow from a friend or try a neighborhood garage sale! Remember, you are just staging for an Open House. You are not going to be using these items forever. But pick something neutral and tasteful.

Building Your Website As A Sales And Marketing Tool And Not Just A Vessel Of Goods

You are not just building a website. You are building a brand. It is not all about the tools you use to get it done. There are plenty of these that do not require you to be a programming engineer. But what is difficult is "branding" your product and website so that you build it as a sales and marketing tool to build market share. It is the ethereal part that is not as easily learned. And quite frankly some have the knack for it and others do not. And it is the part that separates the entrepreneurs from the rainbow chasers.

And do not always take the obvious approach. In other words, if you consider the alarm system, most people would think that showing a burglar would be the way to go. But it is too overused and too generic. The idea is to stand out. Even if your product is not unique, your position can be. Others may offer this benefit or not, but if you are the first to hang your hat on it, you will be the one that is known for it. You get a foothold in the market. Make it tough for any one to uproot you by sticking to it and making it consistent.

There is a lot more to it, but this will motivate you to focus on what you need to do.

Building a brand is no piece of cake. But wrapping your brain around the basic idea of building a brand instead of building a website will help you build it as an effective sales and marketing tool and not just a vessel of goods.

If you're interested in building your own storage shed, there are a few steps to complete before running off to buy materials. It's important to understand all your local building codes and ordinances; similarly, you need to be aware of any local home association restrictions. Good fences, not good sheds, make good neighbors!

First, start with city hall. Some states and cities require that y1C71ou get a building permit before you begin any construction on your property. As an example, I live in the state of Massachusetts. Before building a shed, adding square footage to a shed or repairing a roof on a shed, you must get permission from the city. This is done by going to City Hall and simply applying for a building permit with the city. You must pay a small fee of $50 to apply for the permit.

You will hear from City Hall within a week or two in regards to approval. Local ordinances will outline how to go about your construction project and the permit will outline where and how you can build your own shed. In my city, you must not start construction before 7am daily, due to the noise involved in such a project. Construction must also be completed within 12 months of the permit date.

There are also zoning restrictions. For example, in my locality a shed must be more than 18 feet from your neighbor's property line. Be sure that you have an accurate outline of your land before beginning your project if you are in doubt of property line. Also review any home association limitations you may have, as well as discussing the project with your immediate neighbors. Some associations strictly limit the types and varieties of exterior building and sheds are no exception. Also, be sure that your neighbors do not have a problem with the placement of your shed. They can file a petition against you, if the shed is shown to decrease the property value of their home due to its construction type. A grievance such as this will end up in court, so it is a good idea to discuss your plans to build your own shed with your neighbors.

The Keys To Premiership Performance - Maintain, Adapt And Confidence

Whilst watching a recent television program, enjoying highlights of Football's Premier League, I was fascinated to listen to a discussion between the pundits about how a top flight team can win, and keep winning in the toughest league in the world. And it appeared to boil down to three things; maintain, adapt and confidence.

The ability to maintain performance on an ongoing basis, to maintain team work, to maintain health, and to maintain winning, no matter what, is clearly a key to Premier Performance. We have all witnessed the 'underdog' winning in sport, life and business situations and anybody can win once. A look at the Premier League two years ago saw Wigan at the top for a very brief spell at the start of the season, this year (as with last year) they are struggling at the bottom end, yet Manchester United are always in the top few and at one point Arsenal were unbeaten for 49 successive league games.

Their unbeaten streak began with a 6-1 against Saints 7th May 2003, and ended with a 0-2 defeat at the hands of none other than Manc10D3hester United, 24th October 2004. Champions maintain winning ways, often in most difficult, challenging or unlikely situations. Secondly, I noticed the ability to adapt seemed paramount in the Premier League. The ability to adapt to new players coming in, to adapt to players being injured, to adapt to weather, travel and even a change of manager. The degree to which a Premier team can adapt to changes is clearly a very strong indicator in the degree to which they will be successful. One very interesting point raised, was how players mature within a team, and how the individuals and the team cope with the change in social dynamics and responsibility. Players change status within a team by becoming the older team members and therefore taking on different social roles in the team.

Young players are only 'young' for so long, and then expectations change and it is their ability to adapt to changing pressure that often dictates their level of performance. Our Premier League buys in players from all over the world now, and Chelsea bought in Shevchenko from AC Milan for a record 30m, and yet he is now adapting to his new Club and new environment as well as his price tag might have suggested, despite the Club claiming 'it was a dream come true' when the player arrived in London. It seems to take the foreign players a year or so to settle in and adapt - the quicker they adapt, the sooner the player and the Club can be successful.

Perhaps the deciding factor or the foundation of the three keys to Premier Performance is the ability to maintain confidence, to believe in your self-confidence no matter what. To develop unswerving confidence, so that you can remain positive about your performance and outcome as an individual and team even if a key player is injured or sold, is vital in the world's toughest football arena. When teams from the bottom of the league meet the giants, you can often witness the body language, spirit or energy drain from players when they face the tougher opposition with a better track record or more expensive players.

Imagine facing Chelsea who can field a squad of 11 men, valued at well over 200 million for a game of football, when you are struggling after four or five defeats on the bounce? Equally how might a top team feel, if their first choice goal keeper is injured and the substitute keeper is called in during a vital Cup Match? It does not matter how talented or valuable a player is, if confidence is low, so is the outcome. Those individuals' and teams' who maintain high self belief, confidence and the will to prepare and win, are more successful, more of the time.

Building Your Brand - How to Develop Your External Value

In a conversation this week with a client who was formerly President and Chief Executive Officer of a multi billion dollar company, I asked him to tell me about his external Reputation Enhancement Plan. His blank look was an indication that he didn't know what reputation enhancement means and he had no idea why I was asking that question.

He was fired from his position as a result of a corporate restructuring initiative. I was engaged to help him through transition; help him identify options for his next role; prepare him for interviews with search firms, corporate board members, private equity firms, etc.

Over the years, I have received the same blank look from hundreds of senior executives. These corporate movers and shakers understand the value of meeting and exceeding revenue and net profit goals, they understand the benefits of executing a turnaround and achieving record customer satisfaction ratings. They understand the value of employing a legacy leadership approach, energizing their team and streamlining the operations.

What they don't understand is the fact that their continued tenure is based not only on their internal track record - but also on their external reputation. Achieving spectacular internal excellent results is no guarantee of continued employment in their executive position.
